For those who have worked with me, they all know that I always emphasize the importance of having presale inspections done prior to listing the house. The presale inspections I usually recommend are pest control inspection and property inspection. And based on the outcome of those two inspections, we then decide if any further inspections, ie roof, chimney and/or foundation, are needed.
The law does not require sellers to perform any inspections; however, knowing the condition of your home before putting it on the market will definitely merit you in any way, especially if you are selling in the San Francisco Bay Area.
